At Apeiron Homes, we believe that housing is more than four walls, it’s the foundation for independence, wellbeing, and belonging.

As an NDIA-registered Specialist Disability Accommodation (SDA) provider, we design and manage homes where every detail is guided by one question:

How can we help each person live life on their terms?

Our Inner Melbourne development embodies this vision, combining smart home technology, High Physical Support accessibility, and a community-driven ecosystem that connects residents with supports, activities, and opportunities for growth.

We collaborate with Support Coordinators, Hospitals, and Allied Health teams to create seamless transitions from hospital to home, ensuring every participant has a space that nurtures comfort, dignity, and independence.

The Apeiron Homes Story

A place where independence begins, and belonging grows.

Apeiron Homes was created from a simple belief:

Every person deserves a home where they feel safe, seen, and supported — not just accommodated.

For years, we watched participants, families, and support coordinators struggle through a system that offered “housing,” but not home. Many were placed in buildings that met the minimum standard but lacked warmth, community, and genuine pathways to independence. Others waited endlessly for something better, something dignified… something that recognised them as people with lives, hopes, and stories, not a number in a system.

So we decided to build what was missing.

We imagined a home where…

  • accessibility is standard, not a feature

  • independence is built into the walls

  • support is available without taking over

  • community grows naturally

  • and people walk through the door and feel, “This is mine.”

This became Apeiron Homes — a name that represents the infinite potential of every person who lives in our buildings.

We didn’t just want to offer SDA.
We wanted to build a village around each resident, an ecosystem of connection, safety, and opportunity.

  • Specialist Disability Accommodation (SDA) refers to housing designed for NDIS participants with high physical or functional support needs. At Apeiron Homes, our SDA properties go beyond compliance — they are purpose-built to promote independence, safety, and belonging through thoughtful design and connected community living.

  • Eligibility for SDA is determined by the NDIS based on your functional support needs and goals. If you have an SDA funding category in your plan, you can apply directly. If not, our team can help you complete an SDA Eligibility Assessment, working with your support coordinator, allied health professionals, and the NDIA to ensure the right evidence is provided.

  • WE Take Care EVERYTHING!!!

    Our process begins with an Expression of Interest form and an ecosystem planning conversation where we learn about your preferences, daily routines, and goals. Once your SDA eligibility and preferences are confirmed, we:

    1. We align your funding and design requirements.

    2. We prepare your SDA residency agreement.

    3. Personalise your home setup and move-in plan with you.

    4. Provide ongoing support and community connection through resident meetings and events.

  • Apeiron Homes is more than housing — it’s an ecosystem of belonging. We focus on the little things that make a big difference: welcome hampers, personalised interior styling, and connection to your community. Every home is designed to feel lived-in, not institutional, with spaces that balance independence, comfort, and social inclusion.

  • Yes. Choice and control are central to our model. You can select from our available SDA homes across Melbourne, based on location, accessibility category, and your lifestyle preferences. We also work with you and your support network to match compatible residents where shared living applies.

  • Our Ecosystem Model is a holistic approach designed to support every dimension of a person’s life — not just their physical environment. It is a blend of community, independence, wellbeing, personalised routines, and local connections. We work with participants, families, and support networks to build a tailored ecosystem around each resident, ensuring they feel safe, seen, connected, and empowered.

  • Participants with current or pending SDA funding in categories such as High Physical Support, Fully Accessible, or Improved Liveability are eligible to apply. We also work closely with hospitals, the YPIRAC team, MediStays, Support Coordinators, and Allied Health professionals to support safe and timely transitions, including Hospital-to-Home pathways within as little as one week where appropriate.

  • Yes off course, we also welcome SIL and ILO Participants to apply as our team can work in finding altenrtives to your stay.
